I have 2 of these pet doors on the house I live in presently and one one the rental.The Rental was my first door and installed in 2004.I lived there for 4 and1/2 years and the flap is still good today. I installed two of the same exact doors on my new home and the door the the pets less commanly used.(Blocked by me,door closed and away from pet room and side yard totally separated)

As others said.... easy to install and works fine. Price seems rediculous for a piece rubber, but cheaper than replacing the whole unit.

The product was on back order. I received an e-mail right away letting me know and asking if I would like to cancel the order. I did not cancel and received the product at the time they said I would. I would recommend the PetStore to all.
